2545 West Diversey was an industrial loft building that operated as a factory until closing in 2005. The client acquired the landmarked property with the vision of creating an urban “green incubator” – a new type of multi-tenant business center that would coalesce a community of eco-focused businesses, retailers and providers. With 270,000 SF of office, showroom and retail space, Green Exchange is the largest sustainable business site in the United States, and among the largest LEED Platinum adaptive re-use projects in the country.

Ninety-five percent of the original structure was maintained, with ample daylighting provided by more than 600 windows. A high efficiency heating and cooling system reduces energy use by an estimated 22%. The rooftop supports 90 solar thermal panels and a water-cooled chiller for domestic hot water and air conditioning, as well as an apiary of honey-producing bees that pollinate 13,000 SF of vegetated roof. An 8,000 SF organic sky garden is an amenity space to facilitate idea-sharing and community-building among tenants.

Now the workplace of more than 1,200 employees, Green Exchange transformed a vacant historic landmark into a vital business center, and demonstrates how rehabilitated buildings can be at the forefront of green building design.
