Located on a busy commercial and retail street in Lincoln Park, this former box factory, built circa 1919, was the last vacant loft building along the rapidly developing corridor. The client was interested in the building but couldn’t envision a solution that would accommodate attractive retail given the four-foot difference between the sidewalk and the first floor and the massive amount of space located on the upper floors. HPA decided on a scheme that utilized the existing court to route vertical services and circulation filling in the remaining bays around the new elements. At the street, the design team created a continuous glass entry lobby that could be merchandised and branded to bring the retail experience down to the street while still providing individual tenant access to the first floor level at each storefront. The solid masonry façade was removed to provide views in to the main retail area and create attractive and inviting entries to the lobby.
As a testament to the versatility of the design, the building has been virtually 100% occupied since its completion.
